Westchester County Rent Guidelines for Renewal Leases between October 1, 2011 and September 30, 2012:

1-Year Lease Term:  2.5%* 
2-Year Lease Term:  4.0%*

* A minimum increase of $25.00 per Month for a 1-Year Term 
  A minimum increase of $40.00 per Month for a 2-Year Term.
  (WHICHEVER RENT IS HIGHER)

Where heat and hot water are not provided by the owner the rates are:

1-Year Lease Term:  2% **
2-Year Lease Term:  3.2% **

** A minimum increase of $20.00 per Month for a 1-Year Term 
    A minimum increase of $32.00 per Month for a 2-Year Term.
    (WHICHEVER RENT IS HIGHER)

 

Under State law, vacancy increases remain 20% for two year vacancy leases, 18.5% for one year leases.  Add .6% per year if the last vacancy was more than eight years ago.  For rents starting under $300, there is a $100 bonus. Between $300 and $500, the increase is the greater of the percentage increase or $100.  The renewal guidelines do not apply on vacancy.

Under State law, vacancy increases remain 20% for two year vacancy leases, 20% for one year leases.  Add .6% per year if the last vacancy was more than eight years ago.  For rents starting under $300, there is a $100 bonus. Between $300 and $500, the increase is the greater of the percentage increase or $100.  The renewal guidelines do not apply on vacancy.
